The setup: your landlord runs all the cabling β give their crew your floor plan so the wires
come out where each camera and lock goes. You mount and set up the devices. Most is plug-in; the lighting dimmers and door locks
are a screwdriver-level swap. Do the steps in order.
The one thing to leave to a pro: the front glass entry door lock β life-safety / fire-code
(free exit, fail-safe on power loss, fire-alarm tie-in). That's the licensed locksmith you emailed. Don't DIY that one.
Want fingerprint entry up front too? Ask them to wire a fingerprint reader into the door's access control.
1 Β· Set up the brain ~30 min
β Plug the hub into your router (ethernet). Insert the Zigbee + Z-Wave USB radios (use the extension cable so they don't interfere).
β Plug in the mini-PC; plug both into the battery backup.
β In your router, reserve an IP for the hub + mini-PC. Write them down.
β Your recessed lights are already wired to wall switches. To make them smart, replace each switch that runs recessed lights with a smart dimmer.
β Switch swap: turn OFF the breaker, remove the old switch, wire in the dimmer (line / load / neutral / ground). Not comfortable in the box? 15-min job for a handyman.
β Pair to your hub β Zooz uses your Z-Wave stick (no extra hub); Lutron uses its own bridge. Now LumiOS dims each room.
4 Β· Thermostat β landlord's (nothing to buy) β
β Your landlord is installing a Trane BAYSTAT152A commercial thermostat. It runs the HVAC and works on its own β but it's proprietary, so it won't connect to LumiOS. That's fine.
βSkip the smart thermostat. LumiOS will still show each room's temp via the Aqara temp sensors (Step 6); you set the temperature on the wall unit.
Want room temps shown in the app? Add 2β3 more Aqara temp sensors. Full climate control later would mean asking your HVAC tech if the system is swappable β don't swap the landlord's stat without checking.

5 Β· Cameras + NVR + doorbell ~2β3 hrs
β Landlord's cable comes out at each of your 7 camera spots. Screw the bracket up, clip the camera on, aim it, connect the cable.
β Plug all camera cables into the NVR's PoE ports (the NVR powers them β no separate power).
β Plug the NVR into your router, set recording + ~30-day retention, name each camera by room.
β Mount the video doorbell at the front door (plugs into the NVR like a camera) β see & talk to visitors in Lumi.
β Add the NVR / cameras / doorbell to Home Assistant (Reolink integration).
The "buzz them in" part is the locksmith's job β they wire the door so you can unlock it from the front desk / app.
