The setup: your landlord runs all the cabling — give their crew your floor plan so the wires come out where each camera and lock goes. You mount and set up the devices. Tools: screwdriver, drill, your phone, a weekend. Do the steps in order. Links go to Amazon searches so they stay valid — click, confirm it's the right item, add to cart.
The one thing to leave to a pro: the front glass entry door lock. It's life-safety and fire-code (must allow free exit, fail-safe on power loss, tie into the fire alarm) — that's the licensed locksmith you emailed. Don't DIY that one.

1 · Set up the brain ~30 min

  • Plug the hub into your router (ethernet). Insert the Zigbee + Z-Wave USB radios (use the extension cable so they don't interfere).
  • Plug in the mini-PC; plug both into the battery backup.
  • In your router, reserve an IP for the hub + mini-PC. Write them down.

2 · Install LumiOS ~20 min

  • On the mini-PC install Node.js (LTS), copy the LumiOS folder over, run node server.js.
  • Open it from any tablet at http://[mini-PC IP]:3000. Ask me to set auto-start on boot.

3 · Lighting ~45 min

  • Screw in the Hue bulbs, plug in the Hue Bridge (ethernet), add + name them in the Hue app.
  • Add the Philips Hue integration in Home Assistant.

4 · Thermostat ~30 min

  • Swap in the smart thermostat and pair it (Z-Wave). If it's wired to HVAC and you're unsure, have the HVAC tech set it.

5 · Cameras + NVR ~2–3 hrs

  • Landlord's cable comes out at each of your 7 camera spots. Screw the camera bracket up, clip the camera on, aim it, connect the cable.
  • Back at the equipment closet, plug all camera cables into the NVR's PoE ports (the NVR powers them — no separate power needed).
  • Plug the NVR into your router, set it up on screen, set recording + ~30-day retention, name each camera by room.
  • Add the NVR/cameras to Home Assistant (Reolink integration) so they show in LumiOS.

6 · Sensors ~30 min

  • Peel-and-stick motion sensors in room corners, door sensors on door+frame, and a temp sensor inside the med fridge.
  • Pair each to the hub (its button → "Add device").

7 · Music ~30 min

  • Set up the Sonos speakers (one per zone) in the Sonos app; add the Sonos integration in Home Assistant.

8 · Scent + reception display ~20 min

  • Plug the diffusers into smart plugs; plug in the reception display; add the plugs to the hub.

9 · Treatment-room locks ~45 min

  • Install a smart lock on each of the 2 treatment-room doors (fits a standard door — screwdriver job). Pair to the hub.
  • These are interior doors, so DIY is fine. If you'd rather, roll them into the locksmith's quote with the front door.

10 · Front-desk tablet ~15 min

  • Mount it, open LumiOS, "Add to Home Screen." In Admin, set everyone's PINs + roles.

11 · Connect LumiOS to it all ~1 hr

  • In Home Assistant make a Long-Lived Access Token; in LumiOS config set driver to "real" + paste the token.
  • Match each device to its HA name (code is pre-written — fill-in-the-blanks). Test one light, then one door → live.
  • The only techy step — hand it to a tech friend if you'd rather.
